We are delighted you are interested in leasing an apartment home in our community. To help you make your decision, we have listed below the qualifying criteria to become a resident. Please review this information before filling out an application & paying the non-refundable application fee and non-refundable administration fee.

  1. A separate rental application must be fully completed, dated and signed by each applicant and all co- applicants of the age of 18 years or older.
  2. The rental application will be reviewed when submitted to ensure we have all information needed to determine your eligibility.
  3. Each applicant must provide government photo identification for identification verification purposes.
  4.  Employment and monthly income must be verifiable. Total monthly income of all applicants must be at least 2.5x times the monthly rent. Otherwise, a guarantor is necessary.
  5. Applicants who are first-time renters or who do not have sufficient income under paragraph 4 above, may qualify by having the lease guaranteed by a guarantor. The guarantor must have a gross income of at least 5x times the monthly rent and must meet all other qualifying criteria. The guarantor must complete and sign a lease guaranty agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, even if there are roommates.
  6. There are a maximum number of occupants for related (familial) and unrelated adults in each floor plan that cannot be exceeded at any time during the lease holder (s) residency.

One Bedroom (3), Two Bedroom (5), Three Bedroom (7), and Four Bedroom (9)

* Any child under the age of 24 months old will not be included in the count for the number of people in the apartment. If the child reaches the age of 2 during the lease term, the child will not be counted until the lease term ends and residency is renewed.

  1. Applicant(s) may be denied occupancy for the following reasons:
  1.  Your community may require renter’s insurance. Please check with the office team of your community for specific details.
  2.  Animals (pets): Acceptable animals include domestic cats, dogs (specific breeds are not permitted – see below), turtles, non-poisonous frogs, domestic hamsters, hermit crabs, gerbils, and small domesticated birds and domestic fish. The following breeds of dogs (or any mix of the following breeds) are not permitted: Pit bulls (this includes American Staffordshire Terriers and Staffordshire Bull Terriers), Rottweilers, German Shepherds, Huskies, Alaskan Malamutes, Doberman Pinschers, Chow Chows, Great Danes, St. Bernard's, and Ankita's. All other animals are prohibited, including snakes, spiders, ferrets, and iguanas. When approved animal is permitted on a property, additional pet rent, pet fee and pet deposit are required. Maximum of (2) pets per apartment home. Additional requirements may be imposed. This policy does not apply to disabled persons who require the use of an assistance animal, which will be reviewed on an individual basis.

Please note that this is our current rental criteria and these requirements do not serve as a guarantee or representation by the apartments that all current residents and occupants residing at the apartments have met these criteria. 

**If an affordable component exists on the property, a separate Tenant Selection Criteria approved by TDHCA will be used.**
